ALERT to all Landlords:  New Lead Paint Protection Laws !

Property owners who renovate, repair, or prepare surfaces for painting in pre-1978 rental housing or space rented by child-care facilities must, before beginning work, provide tenants with a copy of EPA's lead hazard information pamphlet Renovate Right: Important Lead Hazard Information for Families, Child Care Providers, and Schools (PDF) (11 pp, 1.1MB). en español (PDF) (20 pp, 3.2MB). Owners of these rental properties must document compliance with this requirement; EPA's sample pre-renovation disclosure form (PDF) (1 pp, 53K) may be used for this purpose. Smoke Detector Update for 2010 - Massachusetts has introduced new legislation, effective 1 January 2001, regarding smoke detectors:

 For single and multi-family homes built or most recently substantially altered prior to January 1, 1975, and sold on or after January 1, 2010, the new regulations require that photoelectric detectors be installed within 20 feet of an entryway to a kitchen or a bathroom containing a bathtub or shower. The 20-foot measurement shall include and extend into common areas of a multi-family dwelling, if applicable.
